Proper surface prep is the foundation of a lasting polished concrete floor. Our crews complete a subfloor moisture assessment using rapid relative humidity (RH) testing before we grind existing concrete slabs to remove adhesive residue, level surface irregularities, and open the concrete’s pores for maximum densifier penetration.
We bring concrete floors to the exact sheen level specified for your environment whether the space requires refined matte finish, semi-gloss finish, or a high-gloss, light-reflective surface. Color and character can be added to concrete during the polishing process. Staining is applied before final polishing passes to lock in the finish and create a seamless, decorative surface.

Burnishing is performed as a final pass to maximize surface hardness, sheen, and durability. It increases surface density and scratch resistance and enhances gloss level on finished floors. In addition, it is ideal for maintenance programs on existing polished concrete.
Penetrating concrete densifiers are applied as part of the polishing process and chemically react with the slab to harden the surface and reduce porosity. This is a critical step for long-term durability and reduced maintenance costs, strengthening the concrete surface against abrasion and dusting.
Where additional protection against moisture, chemicals, or staining is required, Lakeside applies appropriate sealers tailored to the environment and the substrate. We can administer topical sealers for high-gloss and satin protection or penetrating sealers for breathable, natural-look finishes. The HTC 270 EG’s ergonomic design, adjustable counter pressure wheels, and optimized center of gravity allow our crews to finish edges cleanly and consistently. This eliminates the contrast between field and edge work, which is common with lesser equipment.
